Home Reports in Ayrshire
From 1st December 2008, a new Law requires that anyone marketing a property for sale must provide a Home Report to potential buyers. The report must be ready before the home is advertised.
What is a Home Report?
A Home Report is a new document designed to provide buyers with more information before they submit an offer.
It is divided into 3 sections:
- A Single Survey. (A detailed survey of your home).
- An Energy Performance Certificate. (A comprehensive report on the energy efficiency of the property).
- A questionnaire on your home which you the seller must complete. This questionnaire provides additional information about the property, i.e. council tax banding, factoring arrangements and details of any alteration carried out to the property.
At Taylor & Henderson we can take the stress out of preparing a home report and will assist you in completing the questionnaire and arrange the single survey and energy report on your behalf.
We will provide a quality printed Home Report presenting your property in the best light. We will also make the report available online, providing easy access to potential purchasers.

* Payment for the Home Report & GSPC advertising is due when your home sells, or after nine months or if you withdraw your property or appoint a non GSPC selling Agent, which ever is the soonest. Requires a payment of £50 by credit card in advance. Interest charged at 10% will be applied to the full cost of the sum deferred. Offer limited to properties up to a maximum value.
